Sustainability is a key component of our investment strategy, as it contributes to preserving the long-term value of our portfolio and addressing the growing expectations of our stakeholders. Through a strategy fully integrated into our business plan, we generate a positive impact both in refurbishment projects and in the day-to-day operations of our assets. Our priorities focus on energy and water efficiency, circular economy, climate risk management, positive social impact and the strengthening of robust and transparent governance.

Our ESG management model integrates the sustainability strategy into decision-making processes and the operations of our hotels, ensuring the effective implementation of environmental and social objectives under a responsible management approach.

Environmental Performance

HIP is advancing decarbonisation through energy efficiency, the use of renewable energy and more efficient resource management. The modernisation of HVAC systems, the deployment of building control and metering systems, and the replacement with LED lighting have improved energy performance, while photovoltaic installations and 100% renewable electricity supply have enabled a 74% reduction in emissions intensity since 2022. We are also improving water efficiency through advanced metering systems and consumption reduction measures, and strengthening waste management through increased recycling and reduced landfill disposal. These advances are supported by outstanding certifications. 95% of our key assets are BREEAM Very Good/Excellent certified, while 89% have achieved an EPC rating between A and C.

Social Engagement

HIP generates value through a strong relationship with operators, communities and its team. We collaborate with leading operators, aligning strategies and leveraging their sustainability standards to improve performance, while driving local impact through biodiversity and social action initiatives. At corporate level, HIP promotes a people-centred culture focused on talent development and well-being. This approach is supported by a young team and is reinforced by ongoing recognition as a Great Place to Work.

Responsible Management

HIP integrates ESG criteria across its entire governance structure, from Board oversight to the ESG Committee and specialist team, supported by an ESG management system aligned with the ISO 14001 standard. We complement this approach with a robust COSO-based risk management framework, integrating climate risks into investment decisions, while high governance standards are reinforced through ISO 27001 and ISO 37001 certifications. This approach is reflected in international certifications such as GRESB, with a score of 93/100 and a 5-star rating.

Climate Action and Operational Efficiency

HIP has reduced its operational carbon footprint by 74% since 2019, reaching 8.3 kgCO₂/sqm in 2025. This progress is supported by the modernisation of HVAC systems across more than a third of the portfolio, the deployment of energy management systems in over 87% of hotels, and the installation of photovoltaic panels with a capacity of 8,252 kWp. 100% of electricity consumed comes from renewable sources. On water efficiency, 90% of assets have advanced metering systems and 92% have water-efficient fixtures installed.

Social engagement

HIP places people at the heart of its strategy. The team, comprising 145 professionals across Spain, Greece and Italy, averaged 9.5 hours of training per employee in 2025, with programmes focused on cybersecurity, regulatory compliance and productivity tools. Women represent 39% of the team and approximately one third are under 30, with an average age of 36. HIP has been recognised as a Great Place to Work in 2024, 2025, and 2026. At portfolio level, hotels achieved a Global Review Index of 87.1% in 2025, with standout performance in service and location.

HIP integrates ESG criteria across its entire governance structure, from the Board of Directors to the ESG Committee and specialist team, supported by a management system aligned with the ISO 14001 standard. The risk management framework follows the COSO methodology and incorporates climate risks into investment decisions. In 2025, HIP achieved a GRESB score of 93/100 with a 5-star rating, placing it in the top 20% of over 2,000 entities assessed globally and ranking 1st among private companies with hotel assets in Europe. ISO 37001 and ISO 27001 certifications reinforce ethical conduct and information security standards.
